Can the resident association stop a fellow neighbour from installing a charging point in their parking space?<\/h4>\n<\/div>\n
\n

No, it can\u2019t.<\/strong> However, neighbours willing to install a charging point must inform the resident association about the project that will be carried out.<\/strong> This project must foresee the pre installation of 15% of trays and cables for parking spaces located between the general point of connection to the individual charger.
\nAccording to Law 49\/1960 of July 21st, regarding Horizontal Property in article 17 (section 5): Before installing a private-use charging point for an electric vehicle in the communal garage, the interested party is only obliged to inform the resident association about it. The cost of such installation and the corresponding power consumption shall be fully assumed by the interested party.<\/p>\n<\/div>\n<\/div>\n

In case I am a tenant, may I install a charging point?<\/h4>\n<\/div>\n
\n

Yes, you may install one as long as you ask the owner of the parking space for an authorization.<\/strong> In this case, we highly recommend you to ask for a written authorization to avoid a subsequent inconvenient, which you will be able to present to the resident association to communicate the project adequately.<\/p>\n<\/div>\n

If I own a parking space but I do not live in the building (i.e. I don\u2019t have an electricity meter) may I install a charging point?<\/p>\n<\/div>\n

You may request an individual meter for your parking space<\/strong>, but the costs can be very high.<\/p>\n<\/div>\n<\/div>\n

What kind of charging equipment is recommended for a communal garage?<\/h4>\n<\/div>\n
\n

There are 4 different ways to charge<\/strong> your electric car:<\/p>\n

\u2022 Slow charging, up to 7.4 kW.<\/strong> This option is recommended for individual or communal garages.<\/p>\n

\u2022 Semi-fast charging, between 11 and 22 kW.<\/strong> This option is recommended for industrial areas, shopping centres, public roads, etc.<\/p>\n

\u2022 Fast charging, between 50 and 100 kW.<\/strong> This option is recommended for urban and interurban areas.<\/p>\n

What technical requirements are needed to install a charging point in your parking space?<\/h4>\n<\/div>\n

Meter<\/strong><\/p>\n

Having a communal meter controlled by a management software that allows lowering operating costs, and limiting the contracted power taking into account a 30% of simultaneous recharge according to legislation.<\/p>\n

Electrical panel<\/strong><\/p>\n

Installing the meter line in the electric mobility panel. The surge protector, the differential switch and the magneto \u2013thermal switch are located in this panel.<\/p>\n

Common line and\/or individual tapping<\/strong><\/p>\n

From the switchboard, a large section main line must be connected and secured with a tray (which allows to route many cables and it is cheaper) or a tube (which allows to route fewer cables and it is more expensive). From this line there will be individual derivations coming out to each of the chargers installed.<\/p>\n

Charger<\/strong><\/p>\n
